Adjusting the Budget – Advice for the New Homeowner

Buying a home involves more financial planning than just finding a mortgage. Many new homebuyers prepare their finances to handle the burden of monthly mortgage payments and then mistakenly assume that they are ready to purchase their new house. Most of these buyers quickly find themselves slipping into debt and wonder why their financial planning didn’t help.

A smart homebuyer, on the other hand, realizes that buying a new house can require a bigger financial investment than the mortgage suggests. A variety of costs are hidden within a home purchase. Some can be predicted, others are simply unexpected. In order to successfully prepare yourself for a home purchase, you need to take into account all these potential costs.

Utility Bills

It is easy to forget, when caught up in price negotiations, that even after buying the house, you will still need to pay the bills. Not only that, but you need to realize that different houses may have different energy needs. A house with less insulation, for example, would run up a higher heating bill. A larger house may run into the same problem. Failing to calculate higher energy bills into your budget can ruin your financial plan entirely. To avoid this, ask the home seller to provide you with several months to a year’s worth of utility bills. This will give you a good estimate of how much you can expect to pay month to month.

Repairs

Although most people associate repairs with old houses, the truth is that both new and old houses can run into problems. Appliances can break, plumbing may leak, windows or doors may not close properly. In most cases, it is best to anticipate problems even when they are unlikely to occur. Set aside some money every month in your budget to accommodate potential repair costs.

Decoration and Furnishing

Simply paying for decorations and furniture for your new home can be a very expensive proposition. When you pick out your home design, you should also make an estimate of the amount of money it will take to complete your décor scheme. A careful plan will stop you from overestimating and overspending your budget when you furnish your new residence.
