Landlord's Obligations in Austin
For many people, a home is an investment. A lot of homes are rented in the United States, since many people buy homes to rent them and make revenue. The renting or leasing of a home is guided by contracts, which both the landlord and the tenant have to sign. The contract lays out the responsibilities of both the tenant and the landlord.
Usually, landlords are able to get away without fulfilling their obligations laid out in the contract, even though they should not be allowed to. Landlords have a number of responsibilities that they have to fulfill.
In broadest terms, a landlord has to ensure that his or her property has safe living conditions. There cannot be anything that hazards the tenant’s health or safety. For example, if there is a leak the landlord must fix it as soon as possible. Or, if there is mold growing the landlord needs to ensure that it is cleaned immediately. Furthermore, the landlord has to ensure that the residence’s main door has a lock on the inside that cannot be opened from the outside.
All of these responsibilities of a landlord are mentioned in the lease contract. It is the landlord’s contractual obligation to meet his or her end of the bargain and fulfill these obligations. If the landlord does not fulfill her or his obligations, then she or he will have breached the lease.
