Searching for a New Home

If you’re looking for your dream home, here are a few pointers to keep in mind as you navigate the home buying process.

First Step: Funding

When thinking about buying a new home, you must first make sure you are able to fund your home purchase. Before even looking at homes, get a copy of your credit record. Make sure your credit score is good, and if it isn’t, work to restore it. Once your credit is good, visit your bank to talk to a loan officer. The loan officer will be able to give you an application, called a Pre-Qual Letter, for a home loan. Expect to pay about $40 as an application fee.

Second Step: Locating

After you know you qualify for a home loan, you can start to look at homes. Find a good realtor in your area by asking family and friends. The realtor’s fees will be paid by the seller of the house, so employing one will not cost you any money. A realtor has access to a database that will let you know what is for sale in the area. Make sure you inform the realtor of where you want to live, the type of home you’re looking for, and the money you can spend.

While a realtor is a great asset in helping you look for a home, do not count on them for helping you get the best price. The more you pay for the home, the more the realtor makes in return. Therefore, it is often best to use them only as a locator.
